“We send a release in the morning and the pallets are on the lot the day we agreed. The punch list comes back as photos in the same text thread.”

Per-lot bid
From a lot list to a signed-off lot
The same five steps on every section, so your office knows what comes next.
- 01
Step 1: Send the lot list and plans
Lot numbers, plan types, release dates and the community. A spreadsheet works. So does a photo of the plat.
- 02
Step 2: We walk the section
Our estimator walks a sample of lots for grade, access and water, and flags any lot that needs fill or a swale.
- 03
Step 3: You get a bid by lot type
One line per plan and lot size. Corner lots and slopes are listed on their own lines, with what is not included.
- 04
Step 4: Release lots as they close
Send a release when the pad is graded and the water is on. We confirm the date back in writing.
- 05
Step 5: Install, then sign off lot by lot
The crew leader walks each lot with your superintendent. The punch list and photos stay in one thread; the invoice and lien waiver follow.

What we install
Four trades, one crew schedule
Sod, sprinklers, beds and trees, and the last pass of grade, booked together so one lot is not waiting on three subs.

Sod
St. Augustine, Bermuda and zoysia by the pallet, laid, rolled and edged to the walk and curb.
About sod
Irrigation
Zones drawn from the plat, sleeves and heads set, a backflow device and a controller, installed under a Texas irrigator license.
About irrigation
Beds and trees
Bed prep, mulch, shrubs and the street trees your community requires, planted to the approved plan.
All services
Final grade and drainage
Swales, drain lines and downspout extensions where a pad drains toward a neighbor. We mark any lot that needs your grading crew back.
All services
The crew
Eighteen people, two sod crews, and an office that answers
Two sod crews, an irrigation crew, a beds and trees crew, an estimator and an office for the paperwork. The same crew leaders come back to the same builder's next section.
Crew leaders walk each lot with your superintendent
Photos of each finished lot, texted to your super
English and Spanish at the office and with two of three crew leaders

From the field
What builders say about a section
“The bid has a line for every plan type, so I can match it to our lot list without a call. The certificate and W-9 came with the first one.”
“Corner lots and slopes were their own lines, so nothing surprised us at the draw.”
Sample reviews.

Questions
What a superintendent asks first
How do you price a section?
By bid, lot by lot, from your plans and lot list. There is no price list. Each bid has a line for every plan type and lot size, with what is included and what is not, and corner lots and slopes on their own lines.
How soon can you start, and how long does a lot take?
Start dates come from your release. Once the pad is graded and water is on, sod on a standard lot is usually laid in a day, and sprinklers go in before it. Your bid lists the working days for each step.
Are you licensed and insured?
Sprinkler work is done under a Texas irrigator license; the number is in the footer, with a lookup link when the owner adds it. We carry general liability and workers' compensation, and Emilia emails the certificate with your company named as holder.
How do you invoice?
Per lot or per draw, as your agreement says. A lien waiver goes with each invoice, on your form or ours. Payment terms are set in the bid, not in a rate card.
Who waters new sod?
The new owner. We leave a one-page watering sheet for each lot, in English and Spanish, that your sales office can hand over at closing. Sprinkler zones are set up and the controller is programmed before we leave.
Send a lot list
Tell us the community, how many lots and when the first one is released. We write back to set up a walk.
