Questions
What builders and supers ask
How do you price a section?
By bid, lot by lot, from your plans and lot list. There is no price list. Each bid has a line for every plan type and lot size, with what is included and what is not, and corner lots and slopes on their own lines.
How soon can you start, and how long does a lot take?
Start dates come from your release. Once the pad is graded and water is on, sod on a standard lot is usually laid in a day, and sprinklers go in before it. Your bid lists the working days for each step.
Are you licensed and insured?
Sprinkler work is done under a Texas irrigator license; the number is in the footer, with a lookup link when the owner adds it. We carry general liability and workers' compensation, and Emilia emails the certificate with your company named as holder.
What happens at the walk?
Our estimator walks a sample of lots with your superintendent or land coordinator: grade, access, water source and meter locations, utility boxes, and any lot that needs fill or a swale. The written bid follows.
How do you invoice?
Per lot or per draw, as your agreement says. A lien waiver goes with each invoice, on your form or ours. Payment terms are set in the bid, not in a rate card.
What about rain, freezes and the summer heat?
Standing water or a hard freeze moves the date, and we text the new one. In July and August we schedule early and ask the homeowner for extra watering days on the sheet we hand over.
What should a lot look like before we arrive?
Pad graded close to final, utilities flagged, a live hose bib or other water source, a clear path for the pallet truck, and no stockpiles or concrete washout on the area to be sodded.
Who waters new sod?
The new owner. We leave a one-page watering sheet for each lot, in English and Spanish, that your sales office can hand over at closing. Sprinkler zones are set up and the controller is programmed before we leave.
Do you speak Spanish?
Yes. Fernanda, Emilia and Lucas speak Spanish, and so do two of our three crew leaders. Every page on this site has a Spanish version.
